Landlord Gas Safety Certificate

A Landlord Gas Safety Certificate (CP12) is the legally required annual inspection every UK landlord must have carried out on all gas appliances supplied to a rental property — including the boiler, gas hob, gas fire, and any other fixed gas appliance.

A Gas Safe registered engineer checks each appliance for safe operation, tests pipework and flues, carries out a gas tightness test, and confirms all safety devices are working correctly. Once complete, you receive your official certificate the same day — ready to pass on to your tenants.

Under the Gas Safety (Installation and Use) Regulations 1998, this check must be carried out at least once every 12 months, with a copy provided to tenants within 28 days. Failing to do so can result in council penalties of up to £30,000, fines of up to £50,000, invalidated landlord insurance, and can block your ability to serve a valid Section 8 notice.
